Paul wants to buy a new apartment in Nice: he has a budget of € 300,000. He goes through CleverPlace platform and carries out his research among the real estate program currently available, 48 are available in Nice. Paul is finally interested in a € 300,000 3-room apartment with a parking space, located at 1 rue du Petit Pont, in Nice, and marketed by “Promoteur_de_nice”. To go further, Paul can either request information or put an option on the property.

PAUL CREATES HIS ACCOUNT
Paul registers on the CleverPlace website in order to obtain a simple customer account (last name, first name, phone number, email). He receives an email validating his account. The site then informs Paul of the many advantages he can benefit from if he becomes a member of CleverPlace. If he wants to, he will be put in touch with a mentor or a member of CleverPlace crew who will walk him through the procedure.
The sponsor will receive, in return, 1000€.

In order to take time for reflection, Paul puts a 48 hour option on the property he chose. He is contacted by a real estate advisor from the CleverPlace platform who provides him with all the additional information about the apartment and details regarding the procedure for acquiring the property. Paul is also being offered the full range of services traditionally related to the acquisition of a new property: scheduling an on-site visit with the developer, getting in touch with a credit broker to verify his budget, salary, etc.

PAUL CONTACTS A CREDIT BROKER VIA CLEVERPLACE
Paul now needs to obtain financing for his apartment. He requests a quote from local brokers thru CleverPlace.

Having agreed on the funding with his broker, Paul decides with his wife to reserve the property he found in Nice.
In order to reserve his apartment, Paul clicks on Reserve the property. Paul may at any time cancel his reservation according to his legal right of withdrawal.

SIGNATURE OF THE AGREEMENT
A booking contract is signed between Paul, his wife and the real estate developer - Promoteur_de_nice. This contract has the legal value of intention to purchase and includes 7 the dimensioned plans, surface areas, diagnostics, the full description, the surveyor's report for obtaining financing previously defined, the delivery date of the property ... Paul receives a letter by registered mail, confirming his reservation as well as the confirmation of his right of retraction.
STEP 8
OBTAINING CREDIT
Once the credit is granted, Paul makes an appointment with his notary to sign the deed of sale. He then pays the fees to the broker.
Paul shares his opinion with the community.
Once his purchase is complete, Paul can share his opinion with the community by scoring the broker's performance and providing feedback on it.
STEP 9
DELIVERY OF THE PROPERTY
Regardless of the construction progress of the property - imminent, ongoing or completed - the delivery date will be scheduled and recorded in the contract. Once the property is completed, Paul arranges the detailed visit of the apartment (his reception) in order to establish the entry inventory which will be signed by Paul as well as the developer's representative.

If a sponsor has been declared before Paul's purchase, he will receive his sponsorship gift card. The amount of the sponsorship will be 1000€.
